Greenland Group Canada announced official plans today for Lakeside Residences – Toronto’s most anticipated master-planned community located in the heart of Toronto’s waterfront at 215 Lake Shore Blvd. E.
Sitting on one of the largest remaining parcels of land in Toronto’s East Bayfront, plans for the marquee site include the creation of a new live-work-play destination and vibrant anchor on Lake Ontario. Seven towers featuring world-class amenities and more than 30,000 sq. ft. of retail will bring upwards of 2,000 new residential units to the rapidly growing neighbourhood.
Lakeside Residences will bolster the extraordinary transformation underway on the Toronto Waterfront. Conceived as one of Canada’s most exciting urban renewal projects, Waterfront Toronto is transforming the East Bayfront area with investment from the private sector and all levels of government, including Canada’s first ‘smart cities’ neighbourhood next door on Lake Shore by Google’s Sidewalk Labs.
Inspired by its location, Lakeside’s dynamic architecture by internationally-recognized firm Hariri Pontarini Architects contributes a bold addition to Toronto’s waterfront skyline and public realm, linking urban life to the lake while creating a vital mid-block connection to the downtown core, Financial District and St. Lawrence Market neighbourhoods.
Recognized worldwide for creating iconic, landmark communities with dynamic architecture, public spaces, cultural amenities and retail, Greenland is committed to excellence in design and urban place-making.
Current projects include three of the globe’s most-anticipated mixed-use districts including Pacific Park – a 22-acre mixed-use residential community in the heart of Brooklyn, NY, Metropolis – an exclusive collection of residential towers, skyparks, pools, and dining and an upscale hotel in the heart of downtown Los Angeles and Greenland Centre Sydney. Fostering arts and culture in Sydney, the project will feature, the Greenland Creative Hub – a $25-million, state of the art facility, featuring spaces for dance, theatre, music, film and the visual arts.

Sailing above a central courtyard, Lakeside’s distinctive soft form creates a sense of connection, privacy and community. The tallest two towers, spanning 49 and 39 storeys, frame the block with a sculptural silhouette offering a unique materiality and reflective quality of light. Fritted glass balconies taper and flare, illuminating the tower’s edge defining its presence on the lakefront with a soft glow.
“Greenland Group (Canada) held an international design competition for the project and we were instantly intrigued. Greenland has demonstrated an ambition to do something of significance and quality on the Toronto Waterfront and Hariri Pontarini Architects is excited to be a part of it,” says David Pontarini.
Inside, renowned interior design team Cecconi Simone will create an elevated experience personalized for residents with larger suites offering more comfortable living space. Integrated design details throughout the interiors provide a sense of luxury accessible to a range of demographics.
A first introduction to ‘home,’ the lobby reflects a seamless experience, creating a strong sense of place and identity for the Lakeside community. Mid-way up the tower an amenity space provides unparalleled views and a new park for residents in the sky.

Throughout the exterior courtyard, award winning landscape designer Janet Rosenberg will transform exterior spaces into an urban backyard on the waterfront. Highlighting the walkability, surrounding parkland, opportunities for leisure, cafes and retail experiences that will be woven into the site, a thoughtful landscape will become a beacon for residents connecting them in a unique four season environment unlike anything in Toronto.
Continuing its investment in Canada, Lakeside will be the second in Greenland Group’s Canadian expansion, following the successful launch of King Blue by Greenland – a mixed-use development on Toronto’s historic Westinghouse site including a 122-key luxury boutique hotel, 44- and 48-storey residential highrise towers and the revitalization of the highest heritage facade ever retained in Canada.
Sales for Lakeside Residences will be managed by Milborne Group and officially commence for Phase One later this fall.
