New lot releases in the third quarter played a key role in driving up new home prices in some of Southwestern Ontario’s key markets.

The average price of new detached homes on 30 to 39 ft. lots in Hamilton increased by 9.9 per cent from Q2 to Q3 to an average of $504,800.

For the same product in Niagara Falls, the average price rose by four per cent to $369,746.

New semi-detached homes in Guelph averaged $393,915 in Q3, up 5.7 per cent over Q2.

In Grimsby, the introduction of a brand new waterfront project resulted in a whopping 168-per-cent increase in the average price of new townhouses – the largest increase of any market.
